As a child I remember spending almost every day in our backyard or in the neighbours backyard, playing with water pistols, digging for worms, flipping on the trampoline, but these days the great Australian dream of a big backyard has began to change and smaller sized blocks are now in demand.

With the average Victorian house price rising from $270.000 in 2004 to more than $460,000 today, developers are focusing on planning more affordable house and land options, therefore we are seeing house block sizes reducing to 250 sq m for the first time. In the 1950’s, block sizes averaged between 810 sq m to 910 sq m, but today the average block size is between 350 sq m to 450 sq m, titled “the smart block” and in many new estates, only 2% of block sizes are over 600 sq m.

We are seeing the “smart block” popularity with developers in the Surf Coast area. In between the vibrant city of Geelong and the beautiful coastline of Torquay, is a new suburb “Armstrong Creek”.

Armstrong Creek has emerged as one of the largest continuous growth areas in Victoria, with developers turning the natural 2500 hectares of land into the communities of Armstrong Village and Warralily and the building of 22,000 homes is emerging. With house and land packages starting at around $338,000 for a 294 sq m block, this is ideal for buyers looking for a low fuss outdoor area, ten minutes from the beach.

Near Armstrong Creek, the new communities of Ashbury and Charlemont Rise have emerged and land is selling rapidly. With block sizes starting around 250 sq m, for some buyers the days of kicking the footy in the backyard with the children is over; and heading to local sporting grounds is the option.

Even in the popular town of Torquay, the new Quay2 Estate is selling blocks starting at 251 sq m, with many purchasers planning two storey homes. The trend for many years in Australia has been to build larger houses but unfortunately the block sizes are becoming smaller, so the front and backyard are disappearing as a result.

With many Victorian’s now owning block sizes one quarter the size of their parents, their house plans are using all the land size and storage and garden sheds are vanishing. This is leaving some home owners with great challenges of not having enough space to store all of their belongings and they are needing alternatives.
